Three of the four carry legal duties — Legionella (HSWA 1974 + COSHH 2002, ACoP L8), damp & mould (Awaab's Law in social housing, HHSRS across rented stock) and scald (care, healthcare and social-housing settings). The fourth, escape of water, is the largest source of UK commercial property loss and increasingly insurer-mandated.
Awaab's Law came into force on 27 October 2025, putting a statutory clock on damp and mould for social landlords — so continuous, time-stamped evidence matters more than ever. One smart-device set covers all four.
Smart devices read temperature and flow at sentinel outlets, TMV groups and returns around the clock, against ACoP L8 / HSG274 thresholds. A breach alerts your facility manager, and — if needed — a certified technician is dispatched and the response sealed into a tamper-evident record.
The annual ACoP L8 risk assessment and ISO 11731 sampling, via accredited partner laboratories, sit in the same subscription.
Humidity and dew-point are monitored continuously, with early-warning alerts before mould takes hold.
For social housing, Awaab's Law sets a statutory clock — investigate emergency hazards within 24 hours and make safe within the set windows — and your time-stamped humidity record shows you met it, without scrambling to assemble paperwork after the fact.
Outlet temperatures are checked continuously wherever vulnerable people are present — care, healthcare and social housing. Exceptions alert automatically.
TMV servicing and the fail-safe (cold shut-off) test are scheduled and logged to the TMV2 / TMV3 scheme and, in healthcare, the HTM 04-01 Part B verification regime.
Flow, pressure and leak probes watch plant rooms, risers and concealed pipework, with freeze alerts and the option of automated isolation.
Remote shut-off valves and auto-flush are part of the standard offering, deployed where the risk profile justifies them. Quantum and necessity per site subject to final contract. This supports premium reduction and claim avoidance.
We work alongside your existing team — complementing your Responsible Person and M&E contractor, not replacing them. Our job is to make their work simpler: one continuous evidence layer that keeps the record clean, current and audit-ready, so compliance is easier to demonstrate and buildings are safer.
Accountability doesn't change — statutory duty stays with you, and we sit beside your contractor as the evidence layer, not in front of them. Some inspections still need a competent person on site; we reduce frequency where defensible, not to zero.

Every engineer on the network is qualified for the scope they cover, Professional Indemnity-insured and DBS-checked.
Qualifications span all four scopes — BOHS / City & Guilds for Legionella, PCA / HHSRS for mould, NVQ / WIAPS-WRAS for leaks, and BuildCert TMV2 / TMV3 for scald — with specific certifications matched to each job at engagement. We don't claim accreditations the certifying body hasn't granted us.

Every reading is SHA-256 hashed, GPS-locked and chained into a tamper-evident record, with a weekly root that inspectors, insurers or auditors can verify independently. It's built to hold up under the UK rules of evidence (PACE 1984, Civil Evidence Act 1995).
No vendor can guarantee a legal outcome — but this is the evidentiary footing you'd otherwise lack.
