How it works Four steps · same for one site or a whole portfolio

Four simple steps.
Same process, any scale.

Every engagement starts with a single-building pilot — one site or a whole portfolio, the same four steps.

The four steps

01

Pilot

One representative building, low-cost — validate the sensor plan and our response before any wider commitment.

Pick your most-exposed, highest-occupancy or most awkward site. We've built around the difficult cases.

DAYS 1–30 · ONE BUILDING
02

Site survey

Our engineers walk the building to map the critical junctions — returns, calorifier flows, sentinel outlets, TMV groups, dead legs.

The proposed sensor plan comes back for sign-off before any kit ships.

WEEK 1 · ON-SITE
03

Sensor plan

Clamp-fit sensors for temperature, humidity and flow — no pipework cut, density matched to your risk profile.

LoRaWAN, 15-minute cadence, multi-year battery. We retain hardware ownership — operating expense, not capital.

WEEK 2 · NON-INVASIVE
04

Install + go-live

One working day per site, out of hours. Sensors stream every 15 minutes; from day seven your team logs in to BlueMetric OS — every reading, certificate and dispatch in one place.

Inspector and insurer read-only access, and the annual programme, schedule from there.

WEEK 3 · LIVE FROM DAY 7
Response network

Certified technicians.
A response that arrives.

On a breach, the platform dispatches a certified technician — and seals the dispatch and remediation into your evidence pack.

01 · TRIGGER

A sensor reads outside the limits.

Threshold breach detected within 15 minutes of the event. Severity classified automatically.

02 · RESPONSE

A certified technician arrives.

Certified technicians dispatched on threshold breach: within 4 business hours for urgent matters and within 48 business hours for non-urgent matters.

03 · SEAL

The whole job seals into evidence.

Sensor trace, dispatch log, photos and remediation actions packaged into one hashed evidence pack. Available on demand to inspectors and insurers.

Every technician is qualified for the scope they cover — PI-insured, DBS-checked — and every job seals into the evidence chain on completion. Qualifications span all four scopes:

Legionella
City & Guilds 6035 LCA-track training
Damp & mould
HHSRS inspection PCA-aligned
Scald & TMV
TMV2 / TMV3 HTM 04-01 Pt B
Escape of water
Leak detection & isolation WaterSafe / WIAPS / WRAS

Specific named certifications are matched to each job at engagement. The network is built to the qualification standard each scope requires; we don't claim accreditations the certifying body has not granted us.

What we cover

Everything that surrounds the platform.

The annual programme — assessment, sampling, dosing — bundled around the platform, so the whole compliance loop sits in one subscription.

Annual ACoP L8 risk assessment

Annual Legionella risk assessment per ACoP L8 by a certified Legionella Risk Assessor. Output: written scheme of control, ready for audit.

ISO 11731 sampling — partner lab

Periodic Legionella sampling, processed by an accredited partner laboratory under ISO 11731. Results sealed into your evidence chain.

Remediation actions

Biocide dosing, system cleaning, sentinel-outlet flushing, TMV servicing, calorifier cleans. Triggered by sensor data or scheduled by the assessment.

Sensor servicing & calibration

Battery checks, calibration, replacements at end-of-life — managed by us. You don't own the hardware, we maintain it.

The honesty clause

What we will and won't claim.

A real upgrade — against specific exposures. What we do, and what we don't.

What we do

  • Sharpen evidence.

Tamper-evident continuous records — hashed and timestamped. Records that hold up to scrutiny long after the event.

  • Catch execution failures early.

Sensor drop-outs, contractor no-shows, alerts unactioned — surfaced before they become the incident report.

  • Document what was done in response.

Every breach paired with the action taken, by whom, and when. The audit trail your assessor wants to see.

  • Move you onto the rising baseline.

Industry-standard continuous monitoring evidence — the new floor for "reasonably practicable".

What we don't do

  • Replace your maintenance contract.

Your M&E contractor stays in place. We work alongside them as the continuous evidence layer — not in front of them.

  • Replace your Responsible Person.

Statutory duty stays with you. We supply the evidence layer; the accountability is unchanged.

  • Eliminate manual checks.

Some inspections still require a competent person on-site. We reduce frequency where defensible — not zero.

  • Guarantee any legal outcome.

No vendor can. We give you the evidentiary footing you wouldn't otherwise have — what happens with it is for your lawyers and insurers.

Pilot on one building.

One representative site. Low-cost. The same operating system you'd use across a whole portfolio — validated on your toughest building first.
